Planning was a pivotal phase in shaping this architectural marvel.
We encountered challenges in procuring building materials, facing delays exacerbated by shortages post the Covid debacle. Additionally, navigating a constantly evolving set of rules imposed by the City of Miami, particularly at the receipt of the permit, added another layer of complexity.
Construction
The complexity unfolded as the entire property's land had to be elevated to align with the latest Miami waterfront code, complemented by the installation of 125 piling systems descending 25 feet to the bedrock. This intricate setup ensured that the first floor commenced 12 feet above the water level, reflecting the forward-thinking approach of Miami's latest code in preparing new constructions for a city reminiscent of the canals of Venice, Italy.
